IPT Tracy Distribution Center IV

Tracy Distribution Center IV was a new, state-of-the-art, Class A warehouse / distribution facility, built as a speculative property. Construction consisted of a slab-on-grade foundation, TPO over hybrid wood roof and steel joists, 36-foot clear height ceilings, ESFR fire protection, and new electrical service with 2,000 amps expandable to 4,000. The building features 116 dock height doors and approximately 10,000-sf of office space. Sitework began with demolition of an existing dairy farm and a number of residential homes and included construction of all associated hardscaping and auto and truck parking.
